#projectmapleavenue Continues With The Living Room


#projectmapleavenue is moving along nicely & while the powder room is in progress we have moved onto the living room. This room doesn't need much fussing, everything that you see will remain, we're basically putting on the finishing touches. I'm sticking to a very neutral colour scheme, white, cream, natural linen with hits of black & just a splash of purple.

On this end of the room, the plan is to use a sofa table where 2 tall black lamps will sit proudly. My client already has the glass so we are having 2 very simple square columns made & will be painted white. The antique chair on the right is going to be reupholstered in one of my hand painted textiles.  


The large open space is calling out for a coffee table or large button tufted ottoman.

On the opposite side of the room. The windows will be treated with sheer to still allow for light but to also attend to privacy.


Each of the wings chairs will accommodate a pillow. Here are the fabric options thus far.
As for art, the iris watercolour below will hang on the wall beside the sofa. My client & I have a project up our sleeves for the wall you see when you enter the room, it's between the 2 tall windows.
I can't wait to see how it turns out, think large scale!

A Feature About Me & My Fabrics & Weekend ReCap

Happy Monday friends.
 I hope you all enjoyed your weekend & took in all of the sunshine.


Iam super duper excited, but mostly honoured  because Jacqui over at Brooke Eva

Saturday, my jam & I spent a glorious with friends at the Christie Antique Show. I did leave empty handed, which I wasn't all that happy about, however a few items caught my eye.


A collection of framed board games would be great in a playroom.


Probably my most favourite piece from the day. A little polishing, paint & am amazing fabric & these theater row seats would be super cool placed in a foyer or family room for a touch of whimsy.


These railway crossing signs would be so fun in a boys room.


This daybed is so lovely & the idea of it being reupholstered in a graphic fabric - think Furbish - would be perfect.

 We finished off an excellent day with dinner & drinks on the back deck. All the kids even put on a show with plenty of singing & dancing - Good Times.

Sunday was a day of total relaxation, we all slept in, that's a big deal around here & played in the backyard.

#projectmapleavenue Powder Room Update

Last week I showed you  my 2 proposed design boards for #projectmapleavenue powder room, here they are for a refresher.



This is what the powder room looks like currently.




Option 2 was the clear winner!
The wall mouldings & crown has been chosen & is waiting to be applied to the walls. I decided to bathe the walls in a colour that will give a bit more drama, so everything will be painted out in Benjamin Moore AF-670 Nightingale. The Cole & Son walloper also arrived & it's going on the ceiling.


The paint looks a little muddy in the pic as does the wallpaper but it has a beautiful & subtle lavender undertone. 


In the original plan I had a tall antiqued mirror, but my client found this one for free, it will also will be painted in the wall colour, but this time, lacquered.

For the art work I selected a photograph of a Paris street scene, but my client went to Paris a few years ago so we have opted to select from her catalogue of images & have it enlarge & framed. We haven't found the perfect pic yet, so we'll leave it a surprise for the reveal.

Everything is lined up so it should all come together quickly.
Next week I will have a few more rooms in this home to share with you that are also undergoing transformation.

Wednesday Wants - The Celestial Necklace

I don't typically wear much jewellery day to day & if I do it's a little more understated.
I have worn the same necklace for years, it's a gold chain with 7 small golden nuggets & I figured it's time for a bit of a change.
I began my search on Etsy & found myself drawn to the moon, stars & the big dipper!

Home Staging. Is It Really Necessary When Selling Your Home? Part #2

If you read yesterdays post you know that I spent the majority of the day staging my home. After taking a Home Staging course & because the house is up for sale, I thought I would put all of the info I absorbed into action. 

UPPER HALL

I removed the pair of tall lamps, they created a wall effect & replaced with one large but not as tall lamp, giving the illusion of more space. The stack of books, art & the chair all are connected with the repetition of colour. Mirrors are great but in this case I chose to hang one of my fashion prints, the other is on the opposite wall.

I love my bedroom. When you enter the room there is such a feeling of wanting to relax & unwind.
I did remove the tall wood jewellery stand & the tray of fragrances on the dresser. Along with all "personal" items that are usually housed on my dressing table & the books stacked on the shelves on the bedside tables.  These few changes really opened up the space.

The table beside the tub & the large painting over the toilet have gone to the basement & the beautiful crystal containers on the counter went in the cupboard below. Although I took down the large piece over the toilet (this is not a place you want to draw much attention to) I couldn't leave the wall bare, I think because it's the area you see upon entering the washroom so I put the Leigh Viner pieces back up.

Not much changed in this room either. I simply removed the olive wood cube table & simplified the top of the credenza.

I switched out the bowl, the one in the before pic looks so sad. By removing the large pillow in the centre you have an un abstracted view out the windows.

I removed the bench that sat on the left & it instantly opened up the space. Now it feels like there is a foyer & not just a hallway.

The bench from the foyer came in here with 2 decorative baskets for each of the kids that sit below, to put hats scarves etc. in. I removed the kids jackets that normally hang on these hooks & their shoes that line up neatly on the floor & hung a decorative bag & scarves that pick up the colours in the bench pillow & artwork in the space.

There it is! Do you see the difference a little staging can make?

Home Staging. Is It Really Necessary When Selling Your Home? Part #1

Today's post is a bit wordy, so I threw in some random pretty pics for your viewing pleasure.

As you know our home is currently on the market & has been for about 6 weeks. We have had lots of showings & the feedback has been positive."It's just not right for them" seems to be the common thread. Honestly, I'm not sure if that is real-estate code for something else?


So in my continual quest for design & learning I took a home staging course & am now a certified Home Staging Consultant. It took place over 3 evening at 3 hours each & what I took away from it is very interesting. Home Staging is very different from decorating. In Decorating & design you are creating a home for a specific person or family. In Staging you are creating a lifestyle for the people coming to view the home. 


Colour theory comes in to play, to evoke particular emotions in certain rooms. 
All white towels & sheets if not all of the bedding will give the feeling of cleanliness.
A continual colour theme & accents throughout vs. a separate accents in each space will make the home feel larger.
Lastly mirrors are your best friend, they create the illusion of space, lightness & brightness.
So, in a nutshell it's all about re directing the viewers eye to what you as the stager want to highlight as the focal so they don't see the negative. It's all smoke & mirrors my friends.


 Today my plan is to completely "re-stage" my home & tomorrow I will share what I've done to each space.
